What Should You Look for at a Home Showing in Kamloops?

Walking through a home for sale should be an investigative experience, not just an emotional one. Most buyers spend their showing time falling in love with or dismissing a property based on finishes and furniture, when the things that actually matter most are often the ones that are easy to overlook.

Start outside. Look at the foundation for cracks, the condition of the roof, and the grading around the foundation. Water should drain away from the home, not toward it. Check the condition of gutters, fascia, and exterior cladding.

Inside, look up at the ceilings for water stains or signs of past leaks. These may have been painted over but often leave a faint shadow. Check under sinks in the kitchen and bathrooms for evidence of moisture damage. Look at the age and condition of the hot water tank and the main electrical panel.

Open every window and check for ease of operation and condition of seals. Fogging between double-pane glass indicates failed seals and lost insulation value. Check that exterior doors close and latch squarely. Unlevel doors can indicate settlement.

Note the orientation of the home for sunlight: which rooms get morning versus afternoon sun, and what the outdoor living areas look like in terms of privacy and exposure.

In the Kamloops area, look for evidence of radon gas mitigation systems, particularly in basements. BC Interior communities have higher-than-average radon readings in some areas, and testing is inexpensive and worth doing. Your agent should be walking through all of this with you.
