Do You Need a Real Estate Agent to Buy a Home in Kamloops?

Technically, no. There is no legal requirement in BC to use a real estate agent when buying a home. But the more relevant question is whether you should, and the honest answer for most buyers is yes.

In most Kamloops transactions, the seller pays the commission, including the buyer's agent's share. This means you typically receive professional representation at no direct cost to you. Not using a buyer's agent does not save you money as the buyer. It usually just means the listing brokerage collects the buyer's agent commission instead.

Beyond cost, the value of an experienced buyer's agent shows up in specific ways: access to off-market and pre-market listings, objective evaluation of properties you are emotionally attached to, negotiation expertise when it matters most, and oversight of a legal and financial process that has many moving parts and meaningful deadlines.

First-time buyers benefit enormously from having an advocate in their corner. The process of making an offer, managing conditions, navigating inspection results, and coordinating to completion is complex. Having an expert guiding each step reduces both mistakes and stress.

Buyers who choose to proceed without representation should at minimum engage a real estate lawyer before signing anything. Contracts are binding, conditions must be managed correctly, and the risks of getting it wrong are significant.
