What Is the Difference Between a Realtor and a Real Estate Agent in BC?
These two terms are often used interchangeably, but they do not mean the same thing, and the distinction matters when you are choosing who to work with.
In BC, a real estate agent is any person who is licensed by the BC Financial Services Authority to trade in real estate. Licensing requires passing provincial education requirements and registering with a licensed brokerage. All licensed agents must adhere to BC's Real Estate Services Act.
A Realtor is a real estate agent who is also a member of the Canadian Real Estate Association and their local real estate board. In Kamloops, that board is the Association of Interior Realtors. Membership in the Canadian Real Estate Association grants access to the national MLS system and requires adherence to the CREA Code of Ethics, a professional standard that goes beyond the legal minimum.
The practical implication for consumers is that a Realtor has committed to an additional ethical framework and has access to tools, including full MLS access, that non-member agents do not. When you are working with a Realtor, you have an additional layer of professional accountability.
